Hi @Sadashiva (Sada) Yelluru,  I haven't done any deeds in Colorado but normally I use Special Warranty Deeds also most states require additional documentation along with the deed.

Back in the day, I saw the same obsolete lease agreement from 4 different attorneys that was originally written for a portfolio owner 15 years earlier.What then happens is that you take this to your attorney who charges you hourly to go through all the clauses that are no longer valid, have subsequent problematic case law, and ambiguous language.

The house comes with a 1-2-10 warranty, closing cost are basically completely covered (6000 towards closing cost).

Im thinking of just doing month to month leases so i can evict based on end of the lease instead of nonpayment of rent.Would that be valid?
