Unless you got a warranty , you got an as is .

I am typically not a fan at all of home warranties, but I have a rental unit in Boise that had a furnace on it's last legs. 

I should have invested in a home warranty.

Not sure the validity or specifics, but worth looking into.

The contract was "as-is" with the previous owners paying for one year of home warranty insurance.

Hi @Sadashiva (Sada) Yelluru,  I haven't done any deeds in Colorado but normally I use Special Warranty Deeds also most states require additional documentation along with the deed.

I'm questioning if it's valid based on today's market but I'll give the benefit of the doubt.

Back in the day, I saw the same obsolete lease agreement from 4 different attorneys that was originally written for a portfolio owner 15 years earlier.What then happens is that you take this to your attorney who charges you hourly to go through all the clauses that are no longer valid, have subsequent problematic case law, and ambiguous language. 

The house comes with a 1-2-10 warranty, closing cost are basically completely covered (6000 towards closing cost).

Im thinking of just doing month to month leases so i can evict based on end of the lease instead of nonpayment of rent.Would that be valid?
