Deed review for Colorado property

I am buying a vacant land in Colorado. Not using title company as this is a small transaction. Current deed is Personal Representative's Deed. I am looking for professional in this area to review the deed and give me feedback. Any recommendations? Thank you very much.

Thank you very much. Regarding deceased spouse, I talked to county office. Looks like only option for the lady is to go through probate.  Hard luck.
