I also wrote a program to automatically populate the spreadsheet with MLS listings from my agent.

Hi Emily, I would recommend talking to your real estate agent and your lender about your plans and letting them know what you are looking for.

@Wesley WeisbergI'm no expert but i have been talking to my insurance agent about some properties i was looking at and saw this post and asked him the question about mold and how it's covered in insurance policies.

Using your agent would be the best tool.

I enter this platform hoping to learn new things without any selling contents and connections with experience real estate agents that are willing to guide me.

I'm also thinking of tossing him 1% of my 3% commission as an agent (I have license) to put towards the down payment.

Some have caps and still have availability.This is all to say, hook up with a real estate agent that knows about the laws before you get too deep in any analysis.
