Honestly, even my own spending habits have dramatically transformed from my first deal to now, but part of that is where I allocate my time, and what I pay to outsource to others.

@Traver FreemanForemost, I admire your spirit of inquiry; a curious person like you will do well in any endeavor that they chose to undertake.It's similar to the trait of dedication that @Kevin Yoo and @Jay Hinrichs share in giving you their experiences.My experience resembles that of @Carlos Hernandez as a Bay Area investor looking out of state and realizing that cheaper markets are not truly "passive". 

You have just positioned yourself with confidence as the investor that you endeavor to become.

If it was a junkyard, gas station, wood treatment facility, transformer factory, etc, it will be contaminated. a few months ago, i saw a default notice laminated and ziptied to the fence of a large residential MF project in Kitsap county, so i looked it up.22m dollar default!

So we decided to transform our large storage closet into our new office space and turned what was the original office into a second bedroom to list on Airbnb.

Way to take that first step, and may you have successful endeavors in your real estate adventures! 

I imagine that helped in future endeavors when everyone else was/is complaining about "there's no deals" or "I can't find money to start investing", you had/have the experience of being resourceful and getting stuff done from a young age.Thanks for sharing.
