Here are some steps to name a few: survey, plats, checking existing utilities/upgrading service, easements, right-of-way improvements, Phase-1 Environmental Assessment (HazMat), demo permit, demo, design structure, plan check, submit for building permit, solicit contractor bids, etc.When you go to hire a contractor, make them provide you with a detailed Schedule of Values breakdown to show you what they have assumed in their bid for a specific line item.

Year long membership might be cheaper than an attorney for a one off lease. 

Once the 1031 is complete it is contributed to the REIT in exchange for membership interest in the REIT.

I'm itemizing every single thing I can think of e.g. water heater, lights, faucets, counter tops, permits, surveying, plumbing, electrical, septic, lights, inspections, gutters, dump fee, insulation, framing, exteriror finish, interior finish, networking, solar (although it isn't really cost effective, I really really want a tesla roof), chimney, heat pump, windows, interior doors, exterior doors, garage doors, locks, sinks, showers, etc. with exact models and prices to help me get in the ballpark. 

But it was always in the back of my mind and I would think about it from time to time.Years go by and I am searching for something online and I come across BP Podcast #40, which turned into me listening to many more in the series, attending the webinars, signing up for a membership, going pro and using the calculators and beginning to familiarize myself with the site and really utilize it more fully.
