This is not a investment property it is a loser that can only rely on speculation to be able to cover the costs to maintain.The property appears to be in a market where rents can not be high enough to make for a good investment if investors place any value on equity.

Hi @Federico Cantero,If your deal does not cash flow from the very start, what you are doing is speculating (gambling), not investing.

vacancies, advertising, turnover costs, condo fees, special assessments, insurance...lets say long term $500/month as a arbitrary number.We make the assumption that although there is appreciation (speculation) it is irrelevant since it does not exist as profit or income till sold but it does bury money and make it useless as long as it is in the property.So rental income is $2800 - $1750 - $500 = $550/month....
