i'm mainly interested in this approach because, from what i've read, it allows you to refinance based on proven income from the property rather than your own personal income to debt ratio. this will allow you to grow your portfolio more rapidly, because you can get more loans. is this true in canada?

I think this is a great time to pick up a multi-family property in the East Bay, this market is shifting pretty rapidly and properties are sitting on the market much longer than that last 5 years which gives buyers leverage that we are not used to seeing, and while rates are still relatively low.

My guess is the deck and the driveway did not exist at the time or this would have been caught by the surveyor, title company or loan underwriterIn 2012 Heltzel  grants "her" interest in the additional lot to Cooke and Riley-Cooke(Maybe it is the same Joyce as 2002 or Cooke collects wives at a rapid pace?)
