I had a similar SFR in Central FL and after I got my loan commitment for a conventioanal loan, the lender ended up needing to make it a portfolio loan and keep it in house because of the non-conforming zoning.

@David CarpenterGood question.I have through the years created a network of construction workers (i.e. carpenters, plumbers, HVAC, electrical and etc.).We have 6 years of relationships and now I see the contractor owners handing off to their children.These individuals provide me support but I have to commit to them on all my opportunities.

If the property is owned in the business and run like a business generally the only thing they can go after is the businesses assets unless one of you commits fraud or something then you become personally liable.
