Commercial and off market transactions operate differently and are generally subject to what is negotiated and agreed upon in a contract. 

It IS a great market there, and I'm hoping we "buy and hold" investors can push out some of the "slum lords" still operating in the area.

The asset manager is compensated in the form of a salary or fee.E.g. 4 people can split the profits evenly but only 1 person will have managerial authority to authorize purchases and/or operate the properties. 

There are some big holes in your operation so make sure your estimates to flip and make money or rehab and cash flow are accurate. 

Are you holding/operating these properties?
