I checked some other similar buildings and noticed that they usually obtain the CO for shell and core and partial on the same day.

However in my findings and talking with attorneys AB 1482 clearly allows for the owner to serve just cause termination with owner intent to occupy. section (e)(8) is a little confusing reguarding the ownership of the property not being held in a LLC or trust, but as I do not have a LLC it looks like I am able to serve notice to one of the units and move into it which I plan to do.  60 day notice and relocation assistance equal to one months rent. 

I am worried that this could cause issues as I feel I don't have the right to serve any notice to a tenant before I take possession of the property.Thank you!

Most states require  minimum of  30 days notice to change terms.

We’ve given them a 21 day notice to vacate and they’re really not communicating with us.

Fees are subject to change without notice.

I know here in California if you transfer landlords and lets say the rent should be 2,000 but they are only paying 1,000 I cannot up the rent to 2,000 even with notice, and I cannot evict them because of that either, all I can do is wait for the lease to run out or raise it a measly 5% + CPI.

#2 gives you much more coverage for just a tiny bit more per month, but I'm sure you already noticed that.....
