@Theo Van Soest I like the 32205 zip code as well as 32211 if you can find a good deal there.

We also require a guest manifest and an agreement that states nobody except "registered" guests can access the property.If they said 16 and you count 18 I would not make a big deal of it. 

My #1 goal is still to find potential off-market deals, but my #2 goal is to secure listings.Would it be viable to advertise both cash w/ fast close and listing services on the same mailer? 

I just started up with them, and I am wondering if I will make even one deal.  

Probably the same for most BP members.Both of our bankers $25mm and $1.5mm Fed loan Cap rate said their customers are out of Covid Government money deposits, thus they, the banks, are not pushing loans now.
