Currently, I own two short-term rentals, one in central Oregon and another on the Oregon coast.

Just from taking a quick look around I found that there are less that 1000 STR's in the Charlotte area proper and was wondering if there are any restrictions as far as using a property for short term rentals. 

It's tougher to get cash flow upon move out these days but if you're patient, willing to do some work, or live in lower cost/fringe areas you can make it happen or at minimum put a serious dent in your housing expense which is still a win in my opinion compared to renting or buying just a primary home.Also if you're a bit short on cash, make getting a seller credit part of your financing strategy.

We are out there, just hard to find! 

Or is it just better to find a hard money lender for a short term of about 1 year depending on the season period a traditional bank wants?

We were nervous about signing up with a huge national firm as we are a very small home-based service business.

We are not near any hospitals for nurses, etc.
