My hurdle in assembling a team is finding a lender who is willing to be creative, and understand our PSLF payments to see WHY we can invest now. 

Your agent may have a team member who can show you the place instead of the listing agent or can arrange with the listing agent and ensure their commission is safe and you're protected from an awkward situation. 

You should build a power team before yu get into a situation you can't control

Just a few months ago I had no team but I have since put in a lot of work networking and have added a few key members.I would be interested in what you plan to focus your strategy on.

Find an experienced investors to partner with and then find a deal.

We started investing while my husband was active but what we did was much more hands off with out of state and a team in place to handle things.  

Because they are experienced investors. 

Team up with the tenant to achieve your mutual goal which is to have a successful relationship including between the tenants and the relationship you have with them.
