They don't understand the law and evidently don't mind letting you take a fall.

On the other hand, if you're wholesaling to newbies, you could certainly sell to them based on bogus numbers, but you run a VERY REAL risk of being sued when they fail, if it becomes evident that your numbers were bogus.

Again, some interesting thought but no concrete evidence that the buying is better at one end or the other.I will say this - it is MUCH easier to fish in the Absentee Pond than the Owner Occupied Pond.

Insurance companies always ask for a lease to show evidence of actual income that you were expecting.

I have seen no evidence multnomah is actively enforcing any of this.

I have photographic evidence taken during construction showing where they dug up the floors and placed every pier.  

But no one shows actual evidence like I did.
