At some point though, if you know what you are saying is falling on deaf ears there is no legitimate reason to continue.

I am also a licensed CA Real Estate Agent here in Ventura County, CA and always keep an ear out in the web forums and social media groups for other Agents that have clients that need to place 1031 money as well :) Sometimes it can definitely help the mom & pop like you mentioned when they maybe want to sell their assets but don't know what they exit options are.I also speak with smaller apartment investors in case part of they way into a property purchase is giving the sellers an options to 1031 into Syndications.

The article says the bad guys free clear lots and cash deals that are below market price- this is important to prick your ears up when that combination is yours.If you lose your driver's license/passport/SSIcard report it and check your credit every six months.

Alan Segal did a presentation at Black Diamond that included this issue, I don't know the legal details, so give him a ring, and tell him I suggested you call.If it were a short sale, it would be a big no-no, but it isn't, it's an REO.Third, the biggest issue, however, that I see, is that you may not be able to get title insurance without an exclusion for the previous owner. 

My background is that I went to Law School before starting my PM Company, I've been doing it 15 years, I have my ear to the ground on every legislative change, and I'm STILL tweaking my lease constantly.
