If I'm out "driving for dollars", trying to spot potentially distressed properties, and I see one that I think could be distressed, how do I dig deeper on that property specifically?

Use the time to network, get deeper knowledge, shadow someone on a deal they are making.

I have a realtor that we signed a contract with who sends us MLS listings, when driving for dollars we found a property that a realtor get property that we can get a deeper discount.  

I am sure some are happy with a $20 k to $30 k profit but I feel it's too much work to make less than $60 k on a flip.So let me delve into this deeper.
