I would make sure I pay the mortgage directly (not him), and I would definitely record something.  

As much as I've studied so far - I'm definitely still a bit overwhelmed.

You're definitely not going to have a 25-year streak of a perfect incoming pipeline of the right houses at the right price.

You should definitely use an agent (at the same time as searching on Redfin) since it doesn't cost you anything.

You definitely need someone qualified, does not have to be a CPA, could be an Enrolled Agent or an attorney.

I still have a good idea of A n D properties are (I think lol) but it seems like everyone's definitions of what each are can vary drastically from person to person so I was hoping I could get a bunch of thoughts together so I can come up with a better idea of what they will be to me.
