Him and another partner closed the deal, put up an additional $100,000 to renovate the homes, leased all 29 homes through a rent credit construction, and are now in the process of refinancing into long term debt.My first two parks were found using cold calling and direct mail.  

Regardless of that degree I felt moe comfortable in construction.  

The are does have a few flippers but most are very low quality and do not have the construction network that me and my business partner have from being in the field for years so there Reno cost is so much higher then ours we can sell cheaper and better quality, as our last 2 houses were both under contract in less then 10 days where theirs sit on the market for months. 

I looking in Fl because I have family and friends in construction that can look at things for me and the pricing is far better that here in Southern Cal.

Since then I've noticed a new construction boom in the neighborhood.

My 2 bedroom units are 800-900ft2, and I have units that were built in the 40's and new construction.  

Regardless of that degree I was more comfortable with the construction business.  

I have done 8 or 9 flips in the last two years and have 9 new constructions going.. its HOT that market but this is far more involved then buying a vanilla rental
