Too good to be true?

hi there,

i'm looking at the attached document and am wondering if this deal is too good to be true.

i think i'd try to negotiate to the average price per sqft mentioned in the document, which would put me around $45k. with that figure and an $825/mo rent i'd be getting 29.5% cash on cash return.

am i missing something, some devil in the details?
