Of course.The thing with having a real estate portfolio that sustains you long term requires knowing the risks, structuring things for more surety, and knowing how much work will continue to be involved.Personally, I think out of state investing is very risky, so I like to invest close to home.  

I recommend looking into areas near economic bases - close to Nationwide Children’s Hospital, Ohio State Campus, New Albany, etc.

Sounds backwards but I wouldn't worry as much about where it's getting in as I would be about how much standing water you have in close proximity to the window.

This is close to rental amounts as what I posted does include a utility allowance.

@Juan MoraThere have been numerous ambitious projects close to the Coba Ruins that offer off-grid self-sustainable communities with a vast array of amenities.

I'm interested in investing locally, but I'm having trouble seeing any properties that come close to breakeven on cashflow.

I can close quick, but the seller thinks they need more time to find another house to move in, and want a later closing date.

Other than a roofer that will wait for a real estate closing.
