@Randy Person, is there an urgency to close this deal quickly?

Those states have "income source" as a protected class and as far as I know are only the west coast (CA, OR, WA) and the new england area (MA, CT, VT, NJ ect) Account Closed  In most states you are not required to accept Sec 8, and as such if you choose not to you could deny processing an applicant that is using a voucher.

Looking to look for multi-families for sale by owner that have 3 units and up.

We had a list of preferred real estate agents we listed our stuff with to get fair market (maximum) sales price.If we wanted to dump a property below market value, we knew who the players were and would contact them discreetly - we didn't want any negative publicity.Unless you find a desperate, failing lender, don't see you having much success.

For those of you who are building new construction homes in the midwest (say 200k-600k sale price) what are your costs to build per sqft?

I found a triplex for sale that has been fully renovated for $480K.  

I had the opportunity to sign closing on this deal last week but I have currently delayed to think. 

I first suggested doing inspections on Aug 1 and close the end of August (in the listing it said closing would be possible 8/7 or later.)

I just put one property on escrow which was also in a very bad shape - strong smell with cat urine and I had to replace all drywall and existing flooring.As I am waiting for my escrow to be closed, this came into my attention.
