I am still new to this process but, from what I have seen so far, I would highly recommend to do some legwork yourself and find motivated sellers on your own as there are way less restrictions purchasing that way (or, if you are not opposed to it, you can work with local wholesalers as well).

I know there is an air-bnb restriction, but it looks like that's for super short term rentals....and you just need a permit for that.
