I don't know if you have read the BP restrictions, but I have been told that I may not solicit any member EVEN if I am giving away/offering free information (which pretty much describes any reply in the BP forum).

Double check the language of any loan on your real estate and make sure it can be used to procure other real estate...some have restrictions.

So I got serious about doing up houses, and we started a direct mail, and lumpy mail (magnets, pens) marketing campaign. 

Mine has no restrictions for holding period. 

I am still new to this process but, from what I have seen so far, I would highly recommend to do some legwork yourself and find motivated sellers on your own as there are way less restrictions purchasing that way (or, if you are not opposed to it, you can work with local wholesalers as well).

She informed me that she does not care and that she is not "breaking any rules" because the animal is under the 35 lb weight restriction and will pick up the puppy in a week or two.I politely informed her that the partners and I find it unacceptable and that they must be vaccinated and have previous rental history or OK from another landlord.

For instance, with more rent control restrictions, there are now many property owners who are renting units only as short term corporate, vacation, etc.

As an SF investor (who doesn't flip), this, like many other things done here to restrict supply, inevitably increases property values.

I know there is an air-bnb restriction, but it looks like that's for super short term rentals....and you just need a permit for that.
