If you put down 20% down payment you would still be facing a mortgage of about ~3,000 a month (5% interest and other assumptions) the other side of the duplex is a 3 bedroom and would need to pull in about ~1,000 a month per bedroom to cover your expenses.

I got my real estate license after I had been doing this for 5 years.....buying, rehabbing, personally owning property, managing dozens of tenants, recycling capital through lenders, negotiating contracts, worrying and planning.I didn't get a license any sooner because I could represent someone with a straight face that I knew what I was doing.Frank

It's tough to trust when your facing a stressful situation of a pending foreclosure etc and the overwhelming mailings and contact can make many want to shutter the doors and not respond to help initially.If you continue to door knock, stagger your trips between a couple of weeks and try evenings and weekends etc.

I can't believe how many places have horrible photos you barely can see and it makes look like a dump.on the flip side I see a lot of photos where someone tried filtering the photos to look more impressive and it looks unrealistic.
