I just go to the local IRS office, get a bunch of blank 1099 forms, and write them out by hand (I don't do enough to make it worthwhile to buy the Quickbooks compatible forms, plus I think they require a special type of printer).It's just in the future, the number of 1099 and W-9 forms that I will have is going to increase a bit.

The property was assessed at 391k, I pay 165k before back taxes and it needs work for another 120K and from what i heard the taxes exceed another 90-100k so really there is no way that deal will work.

After all, being there on site will keep many risks down in the first place, like parties, drunken visitors, etc. that you have little control over when you are off site.You need to assess the risks involved in ownership before you assume that any rental must be held in an LLC.
