Not looking for legal/tax advice just curious why so many elected to go with LLC.Any comments or thoughts would be appreciated!

If Seller defaults, Buyer may elect one of the following remedies: (a) cancel the REPC, and in addition to the return of the Earnest Money Deposit, or Deposits, if applicable, Buyer may elect to accept from Seller, as liquidated damages, a sum equal to the Earnest Money Deposit, or Deposits, if applicable; or (b) maintain the Earnest Money Deposit, or Deposits, if applicable, in trust and sue Seller to specifically enforce the REPC; or (c) accept a return of the Earnest Money Deposit, or Deposits, if applicable, and pursue any other remedies available at law.

An LLC can also elect to be taxed as a corporation.

An LLC can elect to file as an S Corp, C Corp, partnership, etcI have a series LLC with one series a C corp and another an S corp.  

There is an old saying that people get involved in local elected office for one of two reasons: revenge or self-interest. 

We do have 5 electic boxes.

They say that during an election year, the administration in power will do everything they can (if they can) to 'encourage' the FED to lower those rates.

But this year we're on hold like so many others waiting to see how this economy is going after the elections.
