I've been lurking here for a while and need help from you smart folks...Will HUD allow owner-occupant winning bidder to re-negotiate purchase price after the inspection IF inspection reveals major issues that were not noted in the Property Condition Report (i.e. foundation failure, mold, roof failure)???

So far, BP has been rather free of sales, endorsements of programs and guru neutral.IMO, what is missing in the investor world is an organization much like the Board of Realtors.You have no representation at all with law makers, no ethics foundation nor any real educational phase, you're all running around out there with a lack of unity and direction as an important part of the RE industry, IMO.Seems to me, that with 100,000 members, BP would be in a very good position to spin off an affiliate professional organization.

The blanks for these type of keys usually aren't found at the big box home centers either, so the tenant will probably have a hard time getting their own copies.Unfortunately, part of the property management role is to handle the "just in case" types of things - so you should expect that you will get those occasional (and rare) calls at odd hours.BTW- regarding the topic title - it does take a certain "Talent asking for addtional key set" - and tenants have developed that talent!

Hi flip,you are setting yourself up for a huge financial loss or lawsuit.Cutting corners with a contractor that does not havea license, no insurance,and i am sure does not get permitsis asking for it.personal injuries,stop work orders,lawsuits,toonly name a few.You know, it does not make good businesssense,you want someone to ok this method and in your heartof hearts you know its wrong.Integrity,honesty,and professionalism,are the pillars of the foundation of your business.Please, :cry: do not hurt yourself.......Charles

Having a crew spend a few extra days carefully taking down the framing rather than simply hiring a scrapper, backhoe, and getting a series of dumpsters to come out in one day.We did it the way we did it because the old foundation was actually over the modern zoning setback line.

...It would be worth mine :mrgreen: On the other hand you buy a house for $100k and rehab it for another $80k over 3 months including mold remediation, foundation repair, permitting and changing all the major systems in the house...possibly adding square footage.
