If you're interested in the safety of the neighborhood, Trulia has really awesome tools to check the crime around a house/surrounding area.

Many states have already said they aren’t extending it and have cut off the additional money so this train is coming into the station.  

He is month to month, and I let him know I am not going to have him here for September (i.e. 30 days notice, so August would be his last month).I would like to get him to leave sooner if legally possible, for my peace of mind and the safety and comfort of future tenants, if I rent other rooms in the house.  

Have great insurance, don't have health and safety violations, and communicate quickly.

Currently there are trees from a next door property that has grown over a fence into my yard and and even grown within the electrical pole wires (dangerous) Whose responsibility is it to cut them back?

I would also feel horrible if anything happened from a safety standpoint. 

@Ryan MontyDepending on where you’re looking I have a GC that will walk a property and come up with a range for rehab cost for $295 per house or if you have a few in the same area he cuts down the price.
