single family homes are less desirable to rent than an entire apartment complex as you have way more to maintain, versus one structure under one or 2 roofs.  

We have evaluated close to 25 deals, mainly duplexes, four-plexes and some small apartments complexes but kinda get into analysis paralysis quite often especially considering we are both engineers!
