When you are a "newbie" like myself, you are so eager to get started and learn you will try almost anything but exercising wisdom is also profitable.

I look forward to benefiting from the collective knowledge, wisdom, and hard-learned lessons of the members of this forum. 

And deep down at an unconscious level, his mind is saying already "this guy is safe to work with".

We can all give you wisdom and the to do list.  

I have gone back and forth on how to proceed ....My current rentals will stay on the current payoff schedule....I plan to go against common wisdom and purchase all my future buy and holds free and clear.  

There are so many lessons to be avoided and wisdom offered in this post that BP should tag it and leave it at the top.  

Maybe there's some knowledge, but little experience and certainly no tempered wisdom.

Also, as always, thanks to everyone at Bigger Pockets for sharing their knowledge and wisdom.

I do believe in that you should enjoy some of your money after you have worked so hard to obtain it while always attaching wisdom to the process.Really at the end of the day you get to decide what your gonna do, when your going to do it and how...But my advice would be to always use ratios to determine if it's a smart move.Hope that helps you.
