Desirable neighborhood alll restored Bungalows (including this one) I mean there are about a thousand of them, block after block ....any ways everyone love it everybody raves about it yet no sale.

And I got a beautiful 1/1 condo $28K below the retail price in a desirable part of town.

Although some investors share your conservative approach with the desire to pay off every property they own they make very little return compared to leverage and would do far better putting their cash in a income fund.

@Robert - There seems to be some sort of weird sexual nature to this as well, the neighbors are male and female but whenever I have a single female tenant they are fine, but as soon as she gets a boyfriend or has male visitors the calls start and continue unabated. 

I commute into NYC for work so the geography is desirable for this but not for the price, I could have more of a home with a yard...As icing on the cake - the shotty work behind the walls in the building caused a water sprinkler break back on Valentine's Day and I had to be evacuated.

The Munger area of Old East Dallas is a desirable area for young professionals renting.

That would be a major fixer-upper in a not so desirable neighborhood and definitely a little farther out than anywhere with a path train.

Hi Sunny,Question, why would you want to invest in properties that are less desirable (ie. the 2% rule like you mentioned)?

Even without eyes on the unit...something's affecting the desirability or possibly the qualification criteria is difficult to meet?
