I let people know upfront what is the required minimum monthly income, what is the total required move-in money (I pro-rate the second month), length of time on job,  no accounts n collections   etc.   

You need to separate your terms.Lastly.A motivated seller is anyone willing to sell their house below market value.The "willing to sell below market value" is the KEY component that makes someone motivated...

Hi @Kevin Kim, your post did not mention if you asked the powers that be (lol) if you could keep the one pole, and simply have them install a separate meter for each building.On multi-family property, we have installed multi-meter boxes with external disconnects as per the electrical code in PA.  

The value add could only move this so far towards the decent purchase line.
