(I opened the Florida markets and ultimately was responsible to buy/rehab/lease/manage over 12000 single family homes which we bought 1 at a time from Q2 2012 to Q4 2014) Lucky me, I can say I have signed more individual closing packages than anyone in Florida history... that and $5 still only buys me a cup of coffee at StarBucks!

The property belongs to the one who holds title to it and is not officially responsible for the payments since the loan is not in his name.

It is hard to trust someone you have no relationship with to be responsible to get the job done, done right and not be over-charged - there are times when you don't mind paying a premium for a job well done.About 10 years I did a 1031 tax deferred exchange into a house on Amelia Island, (outside of Jacksonville), I am in Baltimore, we do have a person we trust to do our work - since we only get to our home compound a few times a year.So tell us............. how's real estate investing in Miami, Florida?

@Don Jackson those charges seem high to me, eg. filter costs $10 each and takes 5 mins to replace and also gutter cleaning should be landlord's responsibility unless specified otherwise in your lease, and you can't charge for changing locks if they're not broken.
