Hey guys thank you for the feed back, great questions @jasen really I only need to do floor refinishing paint and small drywall repairs, replace appliances and some landscaping it helps a lot that I’m also a general contractor so I can ball park the repair cost very close.

They do what may be more efficient for them but not necessarily the owner (I.e. replace versus troubleshoot and repair) or do what makes them more money (extra turnover work that isn't necessary).
