Is it better to evict her or send “Good Cause to terminate the lease" to the tenant (and a copy to section 8) and have section 8 transfer her to another rental?

In addition, I was looking for the monies from the sale to fund set up rentals on additional land that i own.

Their platform is robust enough for all basic landlord/tenant needs—rental advertising, screening, applications, rental payment, document storage, maintenance requests, etc.

Always think it is extremely important to note that Cap Rate does not drive value on Single Family Rentals since NOI is not the factor for the vast majority of the market - only really relevant for Multifamily and Commercial (BP audience is generally skewed towards residential not commercial investing)
