Hey Adam, if you have a good job, plan to keep it and aren't particularly interested in swinging a hammer... sounds like syndication / private lending may be a good option to get some passive income. 

Just want to make sure you aren't factoring that into your proforma for the property if you haven't researched it yet.

Sure we can make them comply but it would be nice if they knew what was in their lease so we aren't the 'bad guy' enforcing aspects of the lease they were willfully unaware of.

With the 10 year treasury down in a trough right now, rates aren't quite where the agencies are, but they are competitive (especially since the underwriting with the agencies is atrocious).

I wouldn't think that would make as much difference since you aren't buying the home.
