Finding beach homes for Luxury AIR BB through direct mail

Hi folks! I live close to the Delaware beaches and I wanted to get your insight for targeting absentee high equity owners with the goal of doing Luxury AIR BB on them. My plan is to manage those vacation rentals at a 30% cut each, and racking enough luxurious properties under my belt to add another stream of passive income. Do you guys find direct mailing these leads a great way to this? Who is managing AIR BB's and what are your tips, do's and don'ts?

It is spelled Airbnb, you might want to spell it that way in your direct mailings.  It might be a better idea to manage a regular Airbnb first, so that you can have some experience and can show it to your prospective leads.  

It's better to practice cooking a hamburger first, before you try cooking a filet mignon.
