Has anyone performed a Rent to Purchase financing with their buyer, as opposed to seller-financing where a deed of trust and a promissory note is issued to the buyer?

Is there an obvious answer for what's the better move to finance either the landscaping and home improvement projects? 

At this point I would like to start putting my profits into rentals, single and multi-family homes, and possibly apartment buildings down the road when finances allow. 

My offer was accepted and we were put under contract for a bank owned home that was recently foreclosed.The four point discovered errors that needed to be rectified prior to obtaining conventional financing.

I recently heard about an interview with the NAR president, and they have sent a letter to HUD advocating for more flexible financing on buyer agent commissions.
