Call the numbers for the leasing office s and ask about the area, ask about how their experience is getting and retaining good tenants.  

Hey everyone,I am finalizing a deal for a lease purchase.

I am currently residing in a midwest city as I got a new job and decided to sign a 6 month lease while figuring out if I like the job, town, etc.

If you get the property tied-up and don't like the due diligence, think of the hard deposit as a "Lease Option" payment and try to JV or assign the contract to another buyer in the area. 

In order to avoid the low participation rate, I've a.) suggested that by completing the survey, the tenants could win up to $100 - the amount is a function of the thoroughness and comprehensiveness of their answers and b.) issue the survey with 3-6 months left on the year-long lease so that I can take the feedback into consideration and assess repairs and improvements that may help retain my top quality tenants and reduce vacancy. 

@Juan RosadoHey Juan,First off you have to know your lease.  

I wouldn't have approved of this particular tenant, but when weighing the cost of turnover, I think its worth putting her on a month to month lease to give her a chance. 

I use buildium to send leases electronically, handle inspections and just about everything else.
