Now lets factor in time on the phone with prospects, time replying to emails, time doing paperwork to process applications; and lets say I will spend another 15 hours placing a tenant in here when its all said and done.

You could technically jump from house to house if you would like to fix it up some but you must show it's your primary residence and not an investment and you will accumulate more wealth this way on a yield standpoint.I thought I should jump in here an clarify the points made above.
