@Ran Fridman the main issue most owners run into early on is that whatever tool they are using for accounting isn't robust enough for tax time.

Are you wanting to be on asset management calls and dealing with issues that arise?

Are there any issues that are complete no-go's?

The issue is the ownership exhibit for distributions of proceeds for sale. 

With the turmoil in the Market in FL, you may want to ask about the things that would cause issues getting coverage or causing higher rates.  

For "seasoned" investors, its not a true issue since they would have the reserves to handle it.One technique to try is the "brrrr" method.

My thoughts on home prices... the supply and demand issue is not going anywhere, and it could take a long time to correct... residential home prices will continue to appreciate during that time.
