I've written plans in the past (non-real estate) and I think that the one of the best resources is multi-volume business plans books that can be found on reserve at most universities.

Currently I do not buy properties in volume, I use Redfin and love it, however I would like to buy a flipper before it hits the market. 

I guess they price based on volume since they do a lot of 1031s.

Every time I hear anyone say "Ohh keywords this keywords that, Keyword volume, keyword..

I have been in this space (buying institutional notes) for 10 years and so far this has been the lowest volume year for us.  

But, if you are in the business and buying on skinny margins at volume, think twice.  

In order for any market to work volatility and volume are needed.  

Go at your own pace @Derek John, there is no secret sauce of volume growth- it's certainly no secret that it's a lot easier when you're big enough to hire people to help!

I agree but if your only buying deals that come to you, it is possible that you could scale significantly quicker if you had someone bringing you actual deals - although it sounds like you have a decent system where deal volume is not an issue, if thats the case then congrats and please share your secret!

So, even if each investment you might purchase now isn't as lucrative as what you have the sheer volume increase in your portfolio might more than make up for that.
