Leads, Breaking out of what you know

Currently I do not buy properties in volume, I use Redfin and love it, however I would like to buy a flipper before it hits the market. I am finding it is harder to find deals where at a minimum I can profit 40-50k. So I started looking into Invelo. I looked at potential leads in an area, but Ivelo states motivated sellers. I question this because my properties are on the list and i am not motivated to sell 🤔. I get so annoyed with all of the phone calls of folks wanting to buy. I do not want to be that annoying person to others. How have others gained access to property deals prior to hitting MLS. I will say I lucked out and purchased one without being listed but this is for another day. I look forward to the replies.

    First let me say that when a list provider of website cla "motivated seller" then run.  No on knows if a person is motivated unless they spoke to them directly and maybe went to the property and had a face to face conversation. So if you see some selling this BS run!

    Now to answer your question about off market deals or off mls deals then the answer is marketing.  In order to find sellers you need to do direct marketing (letters, postcards, etc) to different areas and different lists like out of state owners, pre foreclosures, divorce, etc.  If someone gets you marketing peice and takes the time to call you then there may be some motivation there and you pursue that lead.
