There are many ways to skin a cat as the saying goes, and everyone's situation is different.   

Make sure that you have talked with a bank to see what you are approved for so you have some skin in the game when speaking with them

@Landon Bleau, those that I have borrowed from in the past, as a flipper, required very healthy reserves of at least 10% of the total loan balance, and a track record of at least 3 successful flips.  

Others have a different mix but having a healthy (i.e. truly diversified) mix of investments if the key.

To give some numbers, it's very difficult to find solid cash flow in my market (HCOL), and this project seems interesting because it pops the equity and also turns the property to a healthy cash flow. 

"Skin in the game" is always important and just about everyone, from the seller to your partner, will want to see that you have some.

In both cases with HML/PML you’ve got to have ‘skin in the game’ and they will want to see you have plenty of ‘reason” (money on the line) to simply not walk away from the property.
