MHP as 1st investment
I'm studying up on MHPs and I'm thinking heavily about buying one for my 1st investment into real estate. It was recommended to me by one of the pros in this niche to start off with a 20-30 space park and see how I like it. I live in PA and there's a decent market for MHPs around here but I've been very interested in the NC market for investing into any kind of real estate. I would love to find someone in either PA or NC that invests in MHPs to help me out at least with purchasing the first one but I need to know what kind of value I can add to the deal or to their investing career. Another thing is I don't have a lot of money to put down on a big loan so I would really need a partner or 2.
Any and all suggestions are greatly appreciated.

I can almost guarantee what just about any park investor will say to you when you ask how you can add value: "Find a deal." You find the deal and you'll have no problem finding an experienced park investor to partner on the deal with you.
But first, make sure you have consumed a ton of MHP information via podcasts, books and even courses. Since you've never owned a park you'll need help walking the walk but you should at least be able to talk the talk when you start reaching out to potential partners. This is doubly important as you begin cold calling/mailing direct to park owners. You'll need to determine if a deal is really a deal and potentially even secure it before bringing in that more experienced partner.
