Nervous About Where To Start - Rental Property

Hey, all! I've recently read Investing in Real Estate with No Money Down and between that and listening to the podcast, I'm super anxious to dive into the real estate investing world. I guess now I'm sort of just at a stand still as to what to do next? I've been searching zillow and realtor.com for rental properties. I live in Cincinnati, but my hometown about an hour and a half away has a duplex for sale. Is it dumb to invest in my first property in a city where I don't currently live? Also, I know it is such a seller's market right now, so should I just wait awhile before I go full steam ahead or no? Let's say I see the property and decide I want it, should I just calculate and write up a breakdown/business model for it? Literally I'm just nervous to jump into the pool here. Thanks!
