I have had consistent cash flow from Tulane students and have not had an issue refilling the house.

I told them I can't claim it through insurance since it was due to the fact they (the tenant) didn't replace the air filter. 

The most likely time for dogs to cause damage is during the first year of ownership, whether it's a puppy or an older dog that is just new to the family and going through training.I wouldn't rule them out over this one issue, but I would certainly be cautious.

I would first show some sympathy and let them know sorry they have to go through this.Next I would schedule an initial inspection of the unit asap to make sure it’s not trashed.

I currently own two properties, one of them is cash flowing nicely in Arizona. 

Now if I remodel the kitchen, bathrooms, doors, windows and some other stuff I could probably rent it out for $650-$700, increasing my cash flow, specially when I move out.

@Brandon Vukelich: I totally agree: STRs provide the cash flow I need, but policy risks and market saturation make me want to diversify.
