Nice rentals draw quality tenants and I try to screen them pretty well. 

Just make sure you and/or a PM screen them properly.

I'm sure you were thorough when screening; I guess I'm just wondering if you had the foresight to avoid, say, tenants with at-risk hospitality jobs?

If these are tenants you approved you might want to re-visit your screening process. ;)) I am imagining these are inherited tenants.

I continue to use Cozy for application and screening and rent collection and it's simply, easy and does the job without being more complicated than it needs to be.

And yes, already screened.

They flat out lie to you and have no problems doing it.

We screened the tenants over the phone, via their online application, by interviewing their bosses and current/former landlords over the phone, looking at their social media, background check etc. without coming in physical contact at all.

I would love to see your criteria for screening a property!

With that being said, the market could trade flat for the next 12 months, America gets back to work sooner than later and we do not see a material pull back in values which will help support the performance.Performance of the lower LTV bridge on income properties I think will perform better.
