Took over existing lease and tenant requests changes

My tenant is requesting to add her boyfriend and a pet to an existing lease that I inherited. Am I able to redo the lease totally at this time and use my lease agreement and pet addendum?

 If the tenant is asking for changes this is a great time for you to draft up your own lease and start fresh. It's always good for the landlord to have their own lease with a tenant in place so take advantage of this situation and get to work.
