Great town lots of history and great food. downtown area is pretty clean and people are for the most part very hospitable.

I'm sure there are places like this in Washington, such as the small poe dunk towns that @Brandon Turner lives in lol.

Basically, any unit in any part of town in any condition at almost any price can be rented immediately.

She's applied for elderly housing in a few towns but in one of them I know the wait list is 1-2 years.

I am exploring Birmingham as a potential investment location. 

I would tell them the moment that you take over the building that a new sheriff is in town and if they enjoy living there they better pay up.
