Newbie from Nashville, TN

Hello BP community! 

My name is Caleb Sloan, and I live in the Nashville, TN area. I studied architecture in college, and now work for a builder/developer in Nashville, and recently started my real estate investing career.

I purchased my first home on the outskirts of Nashville with the thought that I could "house hack" by renting it out on AirBnB. Thankfully, it is doing better than I had hoped, and now the house has great cash flow! AirBnB guests want "experiences", so I did my best to create an "experience", even though my house is 30 min away from the city (w/ no traffic)... in the middle of nowhere. Vacation rentals are so dynamic, and I think this may be a niche that I will continue to explore. In considering my next move, I'd like to know what experienced investors think about the scale-ability, sustainability, and future of vacation rentals are!

I am away for military training, but will be back in Nashville in July. If anyone in the Nashville area wants to meet up, or if you're considering short term rentals, Please let me know! I'd love to collaborate!
